Every home ships Day-1 documented.

Your closing packet already answers most of the questions your warranty team gets in year one. Canopy turns that packet into the buyer's permanent home record, with Myles, our home concierge, answering from your own documents. Year one is included with the home, at no new cost to you.

How it works

Your paper is worth more than the county's

The public record knows the square footage. You know the AC model, the paint color, the warranty dates and the elevation certificate. Canopy builds the home record from your documents before the buyer moves in, so their first day is a populated record, not an empty app.

1

You share the closing packet

Selections, spec sheets, warranty terms, equipment and the elevation certificate, once per home, from a builder portal scoped to your company. No change to your systems.

2

The record is built before keys

Every document is read, filed and dated. The buyer claims their home with a QR at closing and finds the whole house already organized.

3

Myles answers, you don't

“When does my workmanship warranty expire?” “What filter does my AC take?” Answered from your own documents, correctly, at 9 pm on a Sunday.

4

Real claims still reach you

When something is actually covered, the claim comes to your team with the equipment, the dates and the photos already attached. A claim reaching you is the system working.

What you get

Fewer repeat calls. A better handoff. Proof of both.

Builders keep buying warranty portals that go quiet the day the warranty period ends. Canopy is the permanent record of the home, homeowner-first, and your name is on the foundation of it.

  • The repeat year-one questions get answered from your closing packet instead of by your warranty coordinator
  • The document handoff is tracked and time-stamped, per home
  • It extends to homes you have already closed, so relief starts on your back book
  • A per-home readout of what your paper filled in that the public record had wrong or missing
  • Nothing to install, no IT ticket, no change at the closing table beyond a one-page insert

Our working estimate

Four post-close calls per home at about 45 minutes each is roughly $120 of staff time per home before anything breaks. Pull two weeks of your own call log and we will model what Myles would have deflected, home by home, and hand the numbers back either way.

Send us two weeks of calls
Every number above is a model, not a promise. We would rather show you results from your own homes than quote someone else's.
What the buyer sees

A home that arrives already handled

The record

Closing packet, warranties, selections, equipment with model numbers, flood zone, permits. Filed and dated on day one.

Myles

A home concierge who knows this house. Ask about the roof, the warranty, the filter size, the paint in the master bath, and get a straight answer from your documents.

The people

Vetted local pros who arrive already briefed on the home. Every job writes itself back into the record.

Questions

If you're wondering…

What does this cost us?
Year one of Canopy is included with the home at no new cost to the builder. The homeowner can subscribe later if they find it useful. We are happy to put the commercial terms in writing before anyone's team touches a document.
Do we have to integrate anything?
No. You upload the closing packet once per home into a builder portal scoped to your company. No change to your ERP, your warranty system or your closing process beyond a one-page insert in the folder.
Who owns the buyer's data?
The buyer. Your documents become part of their home record, which they control. Your team sees the handoff status and the claims that reach you, not the homeowner's private records.
What about homes we closed last year?
Same process. Any home you have the packet for can be built, and previously closed buyers can claim their record. That is usually where the call deflection shows up first.
What happens when a real warranty claim comes in?
It comes to your team with the equipment, the dates and the photos attached, so the first call is the one that schedules the fix. Myles does not decide coverage; your terms do.
